It’s easy to get caught up in the excitement of selling, but don’t worry—these last five commandments will help you handle it all!

Commandment #6: Thou shalt be open to making necessary repairs and updates and shalt disclose any and all issues with the home before closing.

If you’ve lived in your home for a while, it’s easy to just put off repairs for a rainy day or a free weekend. However, if you’re thinking about selling, it’s time to stop procrastinating.

Before you list your home, be sure to make any lingering repairs and updates ahead of time. This will save you a lot of time and frustration in the long run. Additionally, you’re obligated to disclose any problems with your home before you sell—not doing so can get you into a boatload of trouble.

Commandment #7: Thou shalt not neglect staging the exterior areas of the home in addition to the interior areas.

First impressions are everything, especially if you’re selling your home. While it’s tempting to focus on the inside of your home, curb appeal matters a lot, too. Be sure your home looks its best by making small improvements—even though they’re inexpensive, they can WOW buyers.

Make sure to trim or add landscaping that highlights your home. You may also want to add a welcome mat or seasonal decorations. If you have a porch, spruce it up a bit or maybe consider repainting your front door.

We get it—it’s tempting to be nosy and see what buyers are saying as they walk through your home. Don’t worry, though—your agent will take care of everything.

Real estate agents are experienced pros and will know how to showcase your home’s best features. Having sellers at the showing can be off-putting for buyers, so be sure to leave before they arrive. Have a coffee, go shopping—it’s all up to you, but just wait until they leave to go back home!

Commandment #9: Thou shalt consider every offer before accepting one.

In a hot market, some homes are scooped up just hours after they hit the market. This can lead to multiple offers and bidding wars, which are often beneficial for sellers. However, your home may be on the market for a while, causing you to receive lower offers.

Figuring out which offer to accept isn’t as easy as you’d expect, but that’s where your real estate agent comes in. Listen to their advice and consider every offer before accepting one—you never know what might happen!

Commandment #10: Thou shalt understand each and every document that thou signs.

When it comes to real estate, it can be easy to get lost in all the jargon. From escrow to closing costs, there’s a lot to know and it’s easy to get confused. Did we mention all of the documents you’ll have to sign, too?

Don’t just sign on the dotted line. Be sure you know exactly what you’re signing and ask your agent to clarify anything you don’t understand. It can save you a lot of stress and money!
